## What roofing involves, and when you need it
Roofing covers everything that keeps water out of the top of your building: the covering itself, the timber structure below it, the flashings and abutments where the roof meets a wall or chimney, the verges and valleys where planes meet, and the gutters and downpipes that take the water away. Most leaks we are called to are not failures of the tiles, they are failures at one of those junctions.

That is why we survey before we quote. We get onto the roof or use access equipment where needed, look at the covering, battens, membrane, flashings and rainwater goods, then check the loft side for staining, damp timber and daylight. You get told which of those is causing your problem, what the realistic options are: repair now, repair with a limited life, or renew, and what each one costs.

Our work runs from single slipped tiles to full re-roofs in tile or slate, GRP and EPDM flat roofs, UPVC fascias, soffits and guttering, chimney repointing and flashings, and commercial roofing on units and blocks. Because it is all in-house, a job that starts as a roof repair and turns out to need render or damp work does not need a second contractor.

### Who this is for

- Homeowners with an active leak, damp ceiling stains or storm-damaged tiles
- Owners of roofs at end of life, with widespread slipped tiles or sagging lines
- Landlords and letting agents needing fast, documented repairs
- Buyers whose survey has flagged roof condition before exchange
- Commercial premises, units, shops and blocks needing planned or reactive roofingRing the office on 07460 072891 or use the contact page and we will give you a realistic survey date on the call. You can also see everything we do across Medway or read our customer reviews.

## What happens if it is left
Water entering a roof does not appear where it lands. It runs along battens and rafters and shows up on a ceiling metres away, which is why so many roof leaks are chased for months. Meanwhile the water is sitting in insulation and against timber, and insulation that has been wet does very little for you.

Left long enough, a small covering or flashing failure becomes a structural repair: rotten battens that will not hold a fixing, decayed rafter feet and wall plates, damp-perished plaster and stained ceilings that need replacing rather than repainting. The cost curve is steep and it turns sharply once timber is involved.

There is also a seasonal window. A roof that is holding together in September, with a handful of slipped tiles and dry mortar in the verges, is far more exposed by the first serious gale, and once a section lifts, the repair happens on your worst day rather than your chosen one.

### Common mistakes we are called in to undo

- Paying for a mortar patch or sealant smear over a flashing that has actually failed
- Accepting a price for a whole new roof when the fault is one valley or abutment
- Letting someone spray a coating over old tiles instead of dealing with the covering
- Ignoring blocked or split guttering, which soaks fascias, walls and eventually the wall plate
- Having a repair done with no photographs and no record of what was actually replaced

## How the job runs, step by step

- Step 1

### Inspection
We inspect the covering, flashings, verges, valleys, ridge, rainwater goods and the loft side, using access equipment where the pitch or height requires it.

- Step 2

### Diagnosis
We identify the actual entry point and tell you whether it is a repair, a repair with a limited remaining life, or a case for renewal, with the reasoning, not just a price.

- Step 3

### Written specification and fixed price
Materials, scope, access arrangements and duration set out in writing, with one fixed price so the scope cannot drift once the scaffold is up.

- Step 4

### Works carried out
Access set up safely, the property and grounds protected, work carried out by our own team, and the site cleared of debris each day rather than at the end.

- Step 5

### Verification, photographs and completion
The finished work is checked, photographed where you cannot see it yourself, walked with you, and the site left clean.

## What you get out of it

### The leak actually stops
Because the entry point is traced rather than guessed, you are not booking the same repair again next winter.

### Honest repair-versus-renew advice
If a repair will buy you five more years we will tell you, and if it will only buy one we will tell you that too.

### One team, whole job
Roofing, rainwater goods, render, damp and making good are all in-house, so nothing stalls waiting for another trade.

### Protects everything below
Stopping water at the roof protects insulation, ceilings, decoration and structural timber before they become their own projects.

### Photographic evidence
You see what was done at height, which matters for landlords, agents and anyone dealing with a surveyor.

### Tidy, contained sites
Access is set up properly, gardens and drives are protected, and rubble does not sit in your front garden for a week.

## Roofing in detail: materials, methods and variations

### Materials and coverings
Pitched roofs across Medway are predominantly concrete interlocking tile, plain tile and natural or fibre-cement slate. We work in all of them, matched as closely as available where a partial repair has to blend, and we are honest when a discontinued profile means the visual match will be imperfect.

Below the covering, a re-roof is only as good as the parts you never see: treated battens at the correct gauge, breathable underlay with proper support at eaves and gutter level, dry-fix ridge and verge systems in place of mortar that will crack out again, and code-appropriate lead for flashings, valleys and soakers.

Flat areas use GRP fibreglass, EPDM rubber membrane or torch-on felt depending on the deck, the detailing and how the roof will be used, with insulation, falls and edge trims specified to move water rather than pond it.

### Methods and the details that fail
Abutments and chimney junctions are the most common leak source we attend. Sand-and-cement fillets crack and let water straight in; the correct repair is stepped and cover flashings in lead, dressed into a raked chase and wedged, not smeared with mastic. Valleys are the second: debris-choked or split valley linings back water up under the tiles either side.

Verges and ridges fail differently: bedded mortar loses its grip on the tile and the wind takes the rest. Dry-fix systems clamp mechanically, which is why we usually recommend them on exposed elevations near the estuary.

Eaves detailing decides how long the timber lasts. If underlay is not carried into the gutter, water runs behind it onto the fascia and wall plate, and the first sign is rotten fascia board rather than a ceiling stain.

### Residential versus commercial roofing
Domestic work is judged on finish and disruption: matched materials, straight lines, clean gutters, protected planting and a driveway you can still use. We plan access to keep at least one route in and out of the property throughout.

Commercial roofing is judged on continuity and safety. Units, shops and blocks need work sequenced around trading hours, safe segregation from staff and public, agreed access and delivery times, and larger flat areas designed around falls, outlets and plant. We plan the phasing so the premises can keep operating.

## Roofing: your questions answered
How much does a new roof cost in Medway? It is driven by roof area, pitch, covering type, access and how much timber and detailing needs renewing. Because those vary so widely between a terrace in Chatham and a detached house in Rainham, we survey first and give you a fixed written price rather than a phone figure that changes on site.

How long does a full re-roof take?A typical semi-detached re-roof runs around one to two weeks including access, strip, timber repairs and the new covering. Repairs are usually a day or less. The programme is confirmed with the written quote.

Can my roof be repaired instead of replaced?Very often, yes: most of the leaks we attend are flashing, valley, verge or gutter issues rather than a failed covering. We will tell you plainly when a repair is genuinely the right answer and when it is only postponing a renewal.

Do you provide a guarantee?Guarantee terms are set out in writing on your quotation for the specific works, alongside the manufacturer's cover for materials such as flat roofing membranes. Ask on the survey and we will confirm exactly what applies to your job.

How long should a new roof last?A correctly installed tile or slate covering with new battens, membrane and lead detailing is a multi-decade covering, and flat roofing systems are specified with their own expected service life. Lifespan usually comes down to the detailing and the fixings rather than the tile itself.

Do you deal with emergency roof leaks and storm damage?Yes. Call the office on 07460 072891 and we will tell you honestly how soon we can attend. Where the priority is stopping water, we make the roof safe and watertight first and survey for the permanent repair afterwards.

Will you need scaffolding?Anything beyond a minor low-level repair does, because it is the only safe way to work on a pitched roof and the only way to get a proper finish at verges and eaves. Access is included in the written price, so it is not a surprise line later.

Do you work with insurance claims? We can inspect, photograph and quote storm or impact damage in a form you can submit. The claim decision sits with your insurer, but we make sure the evidence and the specification are clear.

Which areas do you cover?Medway in full: Rochester, Chatham, Gillingham, Strood, Rainham, plus Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
