## What roof repairs involves, and when you need it
A roof repair is only worth paying for if it addresses the point where water is getting in. That sounds obvious, but water travels: it enters at a flashing or valley, runs along battens or rafters, and appears on a ceiling well away from the fault. Repairs aimed at the stain rather than the source are the reason so many roofs get 'fixed' repeatedly.

We inspect the covering, ridge, verges, valleys, abutments, chimney details and rainwater goods, and check the loft side for staining patterns, wet timber and daylight. The staining pattern usually narrows the search quickly. Then we tell you what has failed, what it will cost to repair properly, and how much life that repair should give you.

Typical work includes replacing slipped, cracked or delaminated tiles and slates, renewing lead step and cover flashings, relining valleys, rebedding or converting ridges and verges to dry-fix, repointing chimneys, replacing perished battens locally, and clearing or renewing gutters and downpipes that are dumping water onto the wall.

### Who this is for

- Anyone with a ceiling stain, drip or damp patch after rain
- Properties with slipped, cracked or missing tiles and slates visible from the ground
- Owners with storm or wind damage needing a fast, documented repair
- Landlords and agents needing a repair record for a tenant complaint
- Anyone told they need a whole new roof and wanting an honest second opinionRing the office on 07460 072891 or use the contact page and we will give you a realistic survey date on the call. You can also see everything we do across Medway or read our customer reviews.

## What happens if it is left
A roof leak is measured in the damage below it, not the size of the hole. Wet insulation stops performing, ceiling plaster stains then perishes, decoration lifts, and electrical fittings in a wet ceiling void are a genuine hazard. All of that is being paid for while the leak is being chased.

Timber is the point where cost escalates. Battens that stay damp lose their grip on nails, so more tiles slip; rafter feet and wall plates soaked at the eaves move from a roofing repair into structural carpentry. The gap between a same-day repair and a rebuilt eaves detail is very wide.

Repeat repairs are the other trap. Sealant and mortar smears over failed leadwork hold for a season, so the money spent is real and the problem is not solved. Three of those cost more than the correct flashing repair would have done at the start.

### Common mistakes we are called in to undo

- Mastic or roof-in-a-tin over a failed lead flashing instead of renewing the flashing
- Repairing at the ceiling stain rather than tracing where water is entering the roof
- Ignoring gutters, so water keeps running down the wall and looks like a roof leak
- Paying for a full re-roof when the failure is one valley, verge or abutment
- Working off a ladder on a pitched roof and causing more tile breakage than was there to start with

## How the job runs, step by step

- Step 1

### Inspection
Roof and loft inspected together, with access equipment where the pitch or height requires it, and staining patterns used to narrow down the entry point.

- Step 2

### Diagnosis
We identify what has actually failed: covering, flashing, valley, verge, ridge, batten or rainwater goods, and tell you how much life a repair should give.

- Step 3

### Fixed written price
The repair scope, materials and any access are priced in writing before we start, including whether it is a permanent fix or a holding repair.

- Step 4

### Repair
Failed components renewed properly: lead dressed and wedged into a raked chase, valleys relined, tiles matched and clipped, battens replaced locally where needed.

- Step 5

### Verification and photographs
The repair is checked, photographed so you can see work at height, the loft re-checked where relevant, and the site cleared of debris.

## What you get out of it

### Fast attendance
Active leaks are prioritised, and where we cannot come immediately we tell you when we can rather than leaving you waiting.

### One visit, not four
Tracing the entry point properly means the repair works, so you are not funding a series of attempts.

### Repair rather than replace where honest
If your roof has years left in it we will repair it and say so, instead of selling a re-roof you do not need yet.

### Photographic record
You see the failed detail and the finished repair, useful for landlords, agents, insurers and surveyors.

### Stops the damage below
Getting the water out early protects insulation, ceilings, decoration and timber that cost far more than the repair.

### Safe access
Proper access means the repair is done correctly and no extra tiles are broken getting to it.

## Roof repairs in detail: materials, methods and variations

### What we repair, and how
Tile and slate replacement is matched as closely as available and mechanically fixed or clipped where exposure demands. Delaminating slate or spalling concrete tiles across a plane is a condition indicator rather than a repair item, and we say so when we see it.

Leadwork is renewed rather than patched: step and cover flashings dressed and wedged into a raked-out chase and repointed, chimney back gutters and aprons formed in the correct code, and valley linings relined with proper laps and support.

Ridge and verge repairs are usually the point to move away from mortar. Rebedding is possible, but on exposed elevations a dry-fix system clamped mechanically is the repair that lasts. Local batten replacement, felt repairs at eaves and new eaves support trays deal with the damage water has already done.

### Storm damage and emergency work
Wind damage is concentrated at edges: verges, ridges, hips and the first course at eaves. Once one unit lifts, the wind gets under the rest of the row, which is why a single missing tile after a gale is worth attending to quickly.

Where water is actively entering, the sequence is make safe, make watertight, then repair permanently once conditions and access allow. We will tell you which stage we are carrying out on the day, so a temporary measure is never presented as a finished repair.

For insurance work we photograph the damage and provide a written specification and price you can submit, then carry out the repair once your insurer confirms.

### Residential versus commercial
On houses the priorities are speed, a matched appearance and a clean finish: no broken tiles left in the gutter, no nails on the drive, and photographs of what we did up there.

On commercial buildings the priorities are safety and continuity: segregated access, work planned around trading hours, and clear reporting so a managing agent or facilities manager has a record of what failed and what was renewed.

## Roof repairs: your questions answered
How much does a roof repair cost?Small repairs such as replacing slipped tiles or clearing and resealing a detail are modest; renewing leadwork, relining a valley or converting ridges and verges costs more, mainly because of access. We give you a fixed written price after inspecting, so you can decide with the real figure in front of you.

How quickly can you attend a leak?Active leaks are prioritised. Ring the office on 07460 072891 and we will give you a realistic attendance time on the call rather than an optimistic one.

How long does a repair take? Most repairs are completed in a day or less once access is in place. Larger works such as valley relining or a run of new leadwork can take two to three days.

Will a repair fix it permanently, or just buy time? Both exist, and we tell you which one you are buying. Renewing a failed flashing or valley properly is a permanent repair; patching a covering that is at end of life is a holding measure, and we will describe it as one.

Can you tell me whether I need a new roof instead? That is part of the inspection. Widespread slipping, perished battens, missing underlay and failing verges along their length point to renewal; a single failed detail does not.

Do you work in bad weather? We make roofs safe and watertight in poor weather, then complete permanent repairs when conditions allow the work to be done properly. Leadwork and bedding need reasonable conditions to be worth paying for.

Do you provide photographs of the repair?Yes, as standard on work you cannot see from the ground. It is the only sensible way for you to know what was actually done.

Do you cover my area?Medway, Rochester, Chatham, Gillingham, Strood, Rainham, Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
