# Renderingin Medway & KentSilicone, Monocouche & Sand-and-Cement
You get render that sheds water and stays crack-free because the substrate is prepared and the system is matched to the wall, not a skim coat over failures that reappear through the new finish.

## What rendering involves, and when you need it
Render is the weather coat on a wall. It takes driving rain, keeps the masonry behind it dry, and gives the property its whole appearance from the street. When it works, you stop thinking about the wall. When it fails: cracked, hollow, blown or stained, it holds water against the masonry instead of shedding it, and the wall behind gets wetter than it would have been with no render at all.

There are three systems we use most in Medway. Silicone thin-coat render on a basecoat and mesh gives a flexible, breathable, self-coloured finish with excellent water repellency and no repainting cycle. Monocouche is a single through-coloured coat applied in thickness and scraped back, hard-wearing and quick on suitable substrates. Traditional sand-and-cement remains right for many older walls and for repairs matched into existing work, finished plain, textured or painted.

The survey decides which. We tap the existing render to find hollow areas, look at cracking patterns to tell movement from shrinkage, check bell-casts, beads, sills, thresholds and damp proof course levels, and assess whether the wall needs a breathable system. You get the specification, the preparation scope and one fixed written price.

## What happens if it is left
Failed render is worse than no render. A cracked or hollow coat lets water in behind it and then holds it there against the brickwork, so internal walls go damp, plaster blows and salts appear on the inside face. People then treat the internal damp repeatedly while the actual cause is a wall covered in a coat that has stopped shedding water.

Frost accelerates it. Water sitting behind render expands as it freezes and pushes the coat off the wall in sheets, taking the face of soft brickwork with it in the worst cases. What was a repair to a few square metres becomes a full elevation, plus repointing or brick repair underneath.

There is a straightforward value angle too. Render is the first thing anyone sees, including a buyer and their surveyor. Cracked, stained, patchy render invites both a lower offer and a damp investigation, and neither of those is cheaper than dealing with the wall.

### Common mistakes we are called in to undo

- Rendering over cracked, hollow or unsound existing coats to save preparation time
- Using a dense, impermeable render on an older solid wall that needs to breathe
- Carrying render down over the damp proof course, so water bridges straight past it
- Omitting beads, bell-casts and stop details, so water runs behind edges and stains
- Painting over cracked render with a masonry paint and calling it waterproofing

## How the job runs, step by step

- Step 1

### Inspection
We tap the existing render for hollow areas, read the cracking pattern, check damp proof course and ground levels, sills, thresholds and existing beads, and assess whether the wall needs a breathable system.

- Step 2

### Specification
System, preparation scope, beads and detailing, colour and finish texture agreed and priced in writing at one fixed figure.

- Step 3

### Preparation
Unsound render removed, masonry repaired and repointed where needed, cracks addressed at cause, beads and bell-casts fixed, and the substrate keyed or primed as the system requires.

- Step 4

### Application
Basecoat with reinforcing mesh where specified, then the finish coat applied and worked to an even texture, with details closed off correctly around openings and edges.

- Step 5

### Verification and completion
Finish and details checked in daylight across the elevation, protection removed, windows and paving cleaned down, waste removed and the finished work walked with you.

## What you get out of it

### Weather-tight walls
A sound, correctly detailed render sheds driving rain instead of holding it against the masonry.

### No repainting cycle
Silicone and monocouche systems are coloured through, so you are not repainting the house every few years.

### Crack resistance
Mesh-reinforced basecoats and flexible finishes cope with the movement that cracks rigid coats.

### Warmer, drier rooms
Keeping the wall dry keeps its insulating value, which shows up in comfort and heating costs.

### Transformed appearance
Render changes the whole front of a property in a way no other single job does.

### Damp work in-house
If the render failure has caused internal damp, the same team treats it, no second contractor to chase.

## Rendering in detail: materials, methods and variations

### Systems and materials
Silicone thin-coat systems are built up as an adhesive or basecoat with alkali-resistant glass-fibre mesh embedded, primer, then a self-coloured silicone topcoat in a chosen grain size. They are water-repellent but vapour-permeable, flexible enough to resist hairline cracking, and available in a wide colour range with a dirt-shedding surface.

Monocouche is a factory-blended, through-coloured render applied in one thickness in two passes and scraped back once green. It is fast on suitable blockwork and new masonry, and hard-wearing, but less forgiving of substrate movement than a mesh-reinforced thin-coat system.

Traditional sand-and-cement is mixed on site in specified ratios, usually in two or three coats with a scratch coat and float finish, sometimes with lime for workability and permeability. It remains the right choice for repairs matched into existing work and for many older walls, finished plain, textured, pebbledashed or painted in a breathable masonry coating.

### Preparation, details and variations
Preparation carries the job. Hollow areas are removed back to sound material, cracks investigated for their cause rather than filled, open joints repointed, and salts and organic growth treated. Where a wall is being rendered for the first time, we check that thresholds, sills, meter boxes, vents and rainwater goods can be detailed properly before starting.

Details decide the lifespan. Bell-cast beads throw water clear at the base and stop the render bridging the damp proof course, stop beads close edges at openings and adjoining materials, movement joints are formed where the structure requires them, and window and door reveals are finished so water is directed out rather than in.

Partial rendering and patch repairs are viable where the failure is local and the finish can be matched, we are honest at survey about how visible a patch will be. Full elevations or wrapping a whole property gives the uniform result most people are actually after.

### Residential versus commercial
On houses the judgement is visual and personal: colour and texture chosen from samples, straight bead lines, clean cut-ins around windows, and protected paving and planting. Access is planned so the household keeps a usable route in and out.

On commercial buildings the priorities are durability at low level, phasing so the premises stay open and secure, protection of signage, shopfronts and public access, and agreed working hours where noise from removal work matters.

## Recent rendering jobs in Medway & Kent

## Rendering: your questions answered
How much does rendering cost in Medway? The drivers are the area of wall, the system chosen, how much old render has to come off, and access. A single elevation in sand-and-cement and a full silicone wrap with beads and mesh are different jobs, so we survey and give one fixed written price.

How long does rendering take?A single elevation is typically a few days including preparation; a whole house usually runs one to two weeks depending on size, access and how much removal is involved. Drying and curing time between coats is built into the programme.

Which render is best for my property?Silicone thin-coat for flexibility, colour choice and breathability on most existing houses; monocouche for suitable new masonry and blockwork; sand-and-cement for matched repairs and many older walls. We recommend after inspecting the wall, not before.

Will new render stop my damp?It will if failed render was the reason water was getting in, and it will not if the cause is a bridged damp proof course, ground levels, guttering or condensation. That is exactly why we survey for the cause first; we carry out damp proofing too, so there is no incentive to blame the wrong thing.

How long does render last?Sound, well-detailed render is a long-term external finish measured in decades. Self-coloured systems avoid the repainting cycle entirely; painted sand-and-cement will want redecoration periodically.

Does render need repainting or maintenance?Silicone and monocouche are through-coloured, so no repainting is needed, occasional washing down keeps the surface clean. Keeping gutters and downpipes working matters more than anything else you can do for render.

Can you match existing render for a repair? In sand-and-cement, usually closely. In through-coloured systems, an exact match on a weathered wall is difficult and we will say so before you spend money on a patch that will show.

Can you render in winter? We work through the year but not in frost, driving rain or on a saturated wall, because render applied in those conditions fails. We plan the programme around workable weather.

Do you cover my area?Medway, Rochester, Chatham, Gillingham, Strood, Rainham, Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
