# Fascias, Soffits & Gutteringin Medway & KentUPVC That Keeps Water Off the Walls
You get the rotten timber removed rather than capped over, new UPVC fixed to sound structure, and guttering that actually takes water away from the wall, with no repainting cycle to fund.

## What fascias & soffits involves, and when you need it
Fascias, soffits, bargeboards and rainwater goods are the edge of the roof, and the edge is where roofs and walls get wet. The fascia carries the gutter and closes the rafter feet, the soffit closes the underside and controls eaves ventilation, and the gutters and downpipes move a large volume of water away from the building. When any of them fail, water arrives somewhere it should not.

Most work in Medway is replacing decayed timber with UPVC: full replacement, with old boards removed, rafter ends inspected and repaired, then new fascia, soffit, bargeboard, gutter and downpipe fitted. It removes the repainting cycle and, more importantly, gives us sight of the timber that everything is fixed to.

The survey looks at timber condition at the ends and joints where rot starts, gutter falls and joint leaks, downpipe runs and gulley connections, staining on walls below, and eaves ventilation. Where the roof covering needs lifting at the eaves to fit a proper eaves support tray, we say so up front rather than discovering it once the boards are off.

### Who this is for

- Properties with soft, split, rotten or repeatedly repainted timber fascias and bargeboards
- Owners with leaking, sagging or overflowing gutters and stained walls beneath
- Anyone re-roofing who wants rainwater goods renewed while access is available
- Landlords wanting to remove an ongoing external decoration liability
- Commercial buildings and blocks needing durable, low-maintenance eaves detailsRing the office on 07460 072891 or use the contact page and we will give you a realistic survey date on the call. You can also see everything we do across Medway or read our customer reviews.

## What happens if it is left
A leaking gutter is a wall problem, not a gutter problem. Water running down masonry saturates it, drives penetrating damp through to internal plaster, and keeps the base of the wall wet enough to bridge the damp proof course. Many of the damp walls we are called to inspect are caused by a split downpipe or a gutter joint metres above.

Rot spreads through the eaves quietly. It starts at board ends and joints, then reaches rafter feet and wall plates, the timbers holding the roof onto the wall. At that point you are paying for structural carpentry and possibly roof-covering work rather than a fascia replacement.

Capping is the false economy that costs most. Screwing a UPVC cover board over rotten timber hides the decay, keeps it damp, and means the new gutter is fixed to wood that will not hold a screw. It looks finished for a couple of years and then fails from behind.

### Common mistakes we are called in to undo

- Capping over rotten timber instead of removing it and checking the rafter feet
- Fitting new gutters with no proper fall, so they hold water and overflow at the joints
- Blocking eaves ventilation with new soffits and creating loft condensation
- Omitting an eaves support tray, so underlay dumps water behind the fascia
- Leaving downpipes discharging onto paving or a wall rather than into a gulley

## How the job runs, step by step

- Step 1

### Inspection
Timber condition, rafter feet, gutter falls and joints, downpipe runs, gulley connections, wall staining and eaves ventilation all checked before pricing.

- Step 2

### Specification
Board profiles, colours, gutter and downpipe sizes, ventilation provision and any roof-edge work set out in writing at one fixed price.

- Step 3

### Strip and repair
Old timber and rainwater goods removed, rafter ends and wall plates inspected, decayed timber cut out and replaced, and eaves support trays fitted where needed.

- Step 4

### Install
New fascia, soffit and bargeboards fixed to sound timber with ventilation provided, then guttering set to a correct fall with downpipes run to gulleys.

- Step 5

### Test and complete
Gutters water-tested for flow and leaks, joints checked, old material removed from site, and the finished work walked with you.

## What you get out of it

### Water taken away from the wall
Correct falls, sound joints and downpipes into gulleys stop the wall saturation that causes internal damp.

### No more repainting
UPVC removes an external decoration cycle entirely, which is a real saving over the life of the property.

### Structural timber checked
Because the old boards come off, rafter feet and wall plates are inspected and repaired instead of hidden.

### Correct loft ventilation
Ventilated soffits keep air moving through the roof space, which prevents condensation under modern membranes.

### Tidy, uniform roofline
New boards and gutters in a consistent colour sharpen the whole appearance of the property from the street.

### Roof work in-house
Where eaves tiles, trays or flashings need attention, the same team does it rather than sending you to a roofer.

## Fascias & soffits in detail: materials, methods and variations

### Materials and components
We fit UPVC fascia and soffit board in a range of thicknesses and profiles, full replacement boards rather than cover boards, with colour-matched trims, ventilated soffit or continuous eaves vents, and bargeboards to suit the gable detail. Fixings are colour-matched stainless or polymer-headed to avoid rust streaks down new boards.

Rainwater goods are sized to the roof area they serve: half-round, square-line and deep-flow profiles, with the deeper sections used where a large roof plane and a steep pitch deliver a heavy flow to one gutter. Brackets are set at appropriate centres, and outlets, stop ends, running outlets and shoes are all matched within one system.

Timber repairs use treated softwood of matching section for rafter end splicing and wall plate repairs, and eaves support trays carry the underlay over the fascia into the gutter so water is discharged where it should be.

### Details, variations and situations
Full replacement is what we recommend in almost every case, because it is the only way to see and fix the timber the roofline is fixed to. Capping over sound, dry timber is defensible occasionally, and we will tell you when your timber genuinely qualifies, but the fascia board also has to be strong enough to carry a full gutter of water.

Ventilation is a specification decision, not an afterthought. Modern breathable underlays reduce the need for high levels of eaves ventilation, but older felted roofs rely on it, and a soffit replacement that seals the eaves on a felted roof is a reliable way to create loft condensation.

Gutter falls, joint positions and downpipe locations matter more than the board colour. We set falls towards outlets, avoid long unsupported runs, and connect downpipes into gulleys, not just onto paving where the water runs back at the wall.

### Residential versus commercial
On houses this is a visible, front-of-property job: consistent colour, straight lines, neat corner trims and no rust streaks. Access is planned around the household with planting and paving protected.

On commercial buildings and blocks, gutter capacity, safe access and maintenance access dominate. Larger roofs need deeper profiles and more outlets, and works are phased so entrances stay open and safe with segregated access below the working area.

## Recent fascias & soffits jobs in Medway & Kent

## Fascias & soffits: your questions answered
How much do new fascias, soffits and guttering cost?It depends on the length of roofline, the number of storeys and access, whether bargeboards are included, and how much timber repair is found. We survey, allow for realistic timber repair, and give one fixed written price.

How long does the work take?A typical semi-detached property is usually two to four days including access. Larger detached properties or those needing significant timber repair take a little longer, confirmed in the quote.

Should the old timber be removed or capped over?Removed, in almost every case. Capping hides rot, holds moisture against it and leaves the new gutter fixed to weak timber. We only consider capping where the existing boards are genuinely sound and dry, and we tell you plainly which situation you are in.

How long does UPVC last?It is a long-life, low-maintenance material that does not rot and needs no repainting, an occasional wash keeps it looking right. The service life is usually decided by the fixings and the timber behind it, which is why we replace rather than cap.

Will you need scaffolding?Yes for most full replacements, because working from ladders along a roofline is neither safe nor accurate. Access is included in the written price.

Can you match my existing colour? We fit white, black, anthracite grey, rosewood and woodgrain finishes among others, and will match or deliberately change the colour depending on what you want across the roofline.

My gutter is overflowing: is that a repair or a replacement?Sometimes it is simply blocked or a joint has failed, and sometimes the fall is wrong or the profile is undersized for the roof. We inspect and tell you which, rather than defaulting to replacement.

Can you do this at the same time as a re-roof?It is the sensible time to do it, because the access is already up and the eaves detail is accessible. We price it as part of the roofing quote so you can see the combined figure.

Do you cover my area?Medway, Rochester, Chatham, Gillingham, Strood, Rainham, Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
