## What exterior painting involves, and when you need it
Exterior painting is mostly preparation. The coating is the last few hours of a job whose life was decided by what happened before it: cleaning off organic growth and chalking, cutting out and repairing cracks, making good hollow render, treating rusting fixings, sealing around openings and choosing a coating the wall can breathe through.

We paint render and masonry, brickwork where appropriate, timber and UPVC elements, fascias, soffits, bargeboards, rainwater goods, garage doors, and railings and metalwork. The specification is written to suit the substrate: a breathable masonry coating on a solid wall behaves completely differently from a plastic-film paint, and on older properties that difference is the whole job.

The survey identifies what has failed and why: flaking from moisture behind the coating, hairline crazing, structural cracking that needs cause-first repair, blown render, algae on damp-facing elevations, or simply a coating at the end of its life. You get a written specification with the preparation itemised, so you can see what you are paying for.

### Who this is for

- Properties with flaking, chalking, algae-stained or faded exterior paintwork
- Owners refreshing the front of a house before selling or letting
- Painted render and pebbledash that has not been coated for a decade or more
- Timber fascias, bargeboards and joinery needing protection rather than just colour
- Commercial premises, shopfronts and blocks needing a durable external finishRing the office on 07460 072891 or use the contact page and we will give you a realistic survey date on the call. You can also see everything we do across Medway or read our customer reviews.

## What happens if it is left
Paint failing on a wall is usually a moisture message, not a paint-quality one. If a coating is peeling in sheets, water is either getting into the wall or trying to leave it and cannot. Recoating over that traps more moisture, so the second coating fails faster than the first, and the render behind it starts to suffer.

Unpainted and unprotected timber is where the real cost sits. Bargeboards, fascias and window joinery that lose their coating absorb water at every end grain and joint, and within a couple of seasons you are replacing timber rather than painting it.

Left long enough, the cheap job becomes the expensive one: cracked render behind failed paint takes on water, blows in frost, and turns a redecoration into render repair plus internal damp work. Doing the preparation properly the first time is the low-cost route.

### Common mistakes we are called in to undo

- Painting over algae, chalking or flaking coatings without cleaning and stabilising first
- Using an impermeable film paint on a solid wall that needs to breathe
- Filling structural cracks cosmetically without addressing why they moved
- Painting damp walls after rain, so the coating never bonds properly
- Ignoring rusting fixings and lintels, which bleed through any number of coats

## How the job runs, step by step

- Step 1

### Inspection
We identify why the existing coating has failed, tap for hollow render, check cracking, timber condition, fixings and moisture, and note which elevations take the weather.

- Step 2

### Specification
Preparation scope, repairs, primers and coating system set out in writing with colours agreed, priced at one fixed figure.

- Step 3

### Preparation and repairs
Surfaces cleaned and treated, loose coatings removed, cracks cut out and repaired, render made good, rot cut out and replaced, fixings treated, and openings sealed.

- Step 4

### Coating
Stabilising primer or sealer where needed, then the specified number of coats applied to full coverage, with cut-ins kept clean at edges, glass and rainwater goods.

- Step 5

### Verification and completion
Finish checked in daylight on every elevation, protection removed, glass and paving cleaned down, waste removed and the work walked with you.

## What you get out of it

### Coating that stays on
Preparation and a breathable system mean the finish is still intact years later rather than flaking in the first wet winter.

### Timber protected, not just coloured
End grain, joints and rot are dealt with before coating, which is what actually extends the life of joinery.

### Weather resistance on exposed sides
Elevations taking driving rain are specified accordingly rather than getting the same treatment as a sheltered wall.

### Immediate kerb appeal
It is the fastest visible improvement to a property, which matters when selling or letting.

### Repairs done as part of the job
Render, rot and rainwater goods are handled in-house, so the painting is not held up by another trade.

### Clean, contained work
Glass, paving, planting and fittings are protected and cleaned down, so the finish is not undone by overspray and splashes.

## Exterior painting in detail: materials, methods and variations

### Coatings and substrates
Masonry and render take breathable water-based masonry coatings that repel liquid water while letting vapour out: the correct choice on the great majority of walls, and essential on older solid-wall construction. Textured and elastomeric coatings can bridge fine crazing where that is genuinely the problem, but they are not a substitute for repairing structural cracking.

Timber takes flexible microporous systems that move with the wood: primer on bare timber and end grain, undercoat, then topcoats. Rotten sections are cut out and replaced before coating; filling soft timber only hides it for a season. Metal takes rust treatment and a suitable primer before the finish coat, otherwise corrosion bleeds straight through.

UPVC fascias, cladding and frames can be coated with specialist adhesion primers and coatings where a colour change is wanted, with honest advice at survey about durability compared with replacing the component in the colour you want.

### Preparation methods and situations
Cleaning is matched to the surface: low-pressure washing and biocide treatment on algae-covered render, hand preparation on friable coatings, and stabilising primer on chalking masonry. High-pressure washing on soft or damaged render does more harm than good, so it is used selectively.

Cracks are diagnosed before repair. Fine crazing in render is a surface issue that a filled and bridged system handles; a diagonal or stepped crack that follows the structure needs the cause resolved: a lintel, movement, or a failed detail, before any coating. Painting over active movement wastes the money.

Exposure matters locally. Estuary-facing elevations in Sheerness, Sittingbourne and along the Medway take salt-laden driving rain, so those walls justify a more water-repellent specification and more attention to sealing around openings than sheltered rear elevations.

### Residential versus commercial
Domestic exterior decoration is judged on cut-ins, straight lines and clean glass, the detail people see from the pavement. Access, planting protection and agreed working days keep the disruption predictable.

Commercial exterior painting is judged on durability at low level, appearance of signage and shopfronts, and continuity of trade. We phase elevations, work around opening hours where noise or access matters, and keep entrances clear and safe throughout.

## Exterior painting: your questions answered
How much does it cost to paint the outside of a house? It depends on the area, how much preparation and repair is needed, the number of coats and access. A rear elevation in sound condition costs a fraction of a whole house with crack repairs and rot replacement, so we survey and give a fixed written price with the preparation itemised.

How long does exterior painting take?A typical house is around one to two weeks including preparation and repairs, and dry weather is required between coats. Single elevations or joinery-only work are usually a few days.

How long will the finish last? That is decided by preparation, the coating system and exposure far more than by brand. A properly prepared breathable masonry coating gives many years of service; timber on a weather-facing elevation wants attention sooner than sheltered joinery.

Can you paint over flaking or peeling paint? Not directly. Loose material has to come off and the reason it failed has to be addressed, otherwise the new coating fails with it. That preparation is set out in the quote rather than hidden.

Do you repair cracks and render before painting?Yes, and we diagnose them first. Fine crazing is treated as a surface issue; structural cracking is repaired at cause. We carry out render and damp work in-house, so it is handled in one programme.

What time of year is best?Spring through autumn gives the most reliable drying conditions. We do not coat in frost, driving rain or onto saturated walls, and the programme is planned around workable weather.

Will you protect windows, paving and planting?Yes: masking, sheeting and daily clean-down are part of the job, and glass and paving are cleaned down at completion.

Do you paint commercial premises?Yes, including shopfronts, units and blocks, phased around trading hours with entrances kept clear and safe.

Do you cover my area?Medway, Rochester, Chatham, Gillingham, Strood, Rainham, Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
