## What commercial roofing involves, and when you need it
Commercial roofing is the same physics as domestic roofing with a different set of constraints. The roof areas are larger, the flat areas carry plant and service penetrations, the access has to be segregated from staff and the public, and the building usually cannot stop operating while the work happens. Get the sequencing wrong and the disruption costs more than the roof.

We work on units, workshops, shops, offices, blocks of flats and community buildings across Medway and Kent: flat roofing in EPDM, GRP and high-performance felt, pitched tile and slate coverings, leadwork and abutment details, gutter lining and rainwater goods, and reactive leak repairs where water is entering a trading space.

The survey covers the roof build-up, existing outlets and falls, plant and penetrations, the condition of the deck and insulation, access routes and safe working arrangements. You get a written specification with the phasing set out: which areas are done when, and how the building is left watertight and secure at the end of each working day, plus a fixed price for the whole programme.

### Who this is for

- Industrial and trade units with large flat or profiled roof areas
- Shops and offices where a leak is closing floor space or damaging stock
- Blocks of flats and freeholders needing documented roof works
- Managing agents and facilities managers arranging reactive or planned repairs
- Community buildings, halls and schools needing works phased around useRing the office on 07460 072891 or use the contact page and we will give you a realistic survey date on the call. You can also see everything we do across Medway or read our customer reviews.

## What happens if it is left
In a commercial building, a roof leak costs money before it damages anything. Water over a sales floor closes the area, water over stock writes it off, and water into a server room, distribution board or plant space stops the operation entirely. The roof repair is usually the small number in that sequence.

Deferred roof maintenance also transfers cost into the structure. Ponding water and blocked outlets soak insulation and decking, corrode fixings and steel decks, and turn a membrane replacement into deck and insulation replacement, often at two or three times the cost, and with far more disruption because the work takes longer.

Then there is the liability side: wet floors in public areas, damaged ceilings and electrics, and lease or insurance obligations to keep the building in repair. Unrecorded, unplanned patching leaves a building owner or agent with no evidence that any of it was managed properly.

### Common mistakes we are called in to undo

- Repeated patch repairs on a covering that is past economic repair, with no cost tracking
- Overlaying a new membrane onto wet insulation and decking to avoid a strip-out
- Ignoring blocked outlets and gutter linings until ponding has soaked the build-up
- Planning works with no phasing, so a large area is left open and vulnerable
- Arranging access without segregation from staff, customers or public routes

## How the job runs, step by step

- Step 1

### Inspection and access review
Roof build-up, deck and insulation condition, falls, outlets, plant and penetrations surveyed, alongside access routes and safe working arrangements.

- Step 2

### Diagnosis and options
We set out reactive repair, planned replacement or phased renewal with the honest remaining life of each option, so a budget decision can be made properly.

- Step 3

### Specification, phasing and fixed price
Materials, details, working hours, segregation, deliveries and the phasing plan documented, with one fixed price for the programme.

- Step 4

### Works carried out in phases
Each phase stripped, decking and insulation renewed where wet, membrane and details installed, and the roof left watertight and secure at the end of every working day.

- Step 5

### Testing, records and handover
Drainage tested, details checked and photographed, waste removed, and a written record of what was renewed provided for your files.

## What you get out of it

### You keep trading
Phasing, agreed hours and segregated access are planned in from the survey rather than improvised on site.

### Watertight every night
Each phase is closed and made secure at the end of the working day, so weather is not a nightly risk.

### Honest repair-versus-renew figures
You get the realistic remaining life of a repair alongside a replacement price, which is what budgeting actually needs.

### Documented works
Photographs and a written record of what was renewed give agents, freeholders and insurers something concrete.

### Structure protected
Wet insulation and decking are replaced rather than covered, protecting the building and the new covering's service life.

### One contractor across trades
Roofing, leadwork, rainwater goods, render and damp works are in-house, so a mixed scope stays with one point of contact.

## Commercial roofing in detail: materials, methods and variations

### Systems and materials
Large flat areas are usually best served by single-ply EPDM for its near-jointless coverage and movement tolerance, with high-performance reinforced bitumen membrane where local repairability and overlay compatibility matter, and GRP on smaller areas needing a hard, trafficable finish. Warm-roof build-ups with tapered or flat insulation and correctly sized outlets are specified where the build-up and thresholds allow.

Pitched commercial roofs on blocks, offices and older units take tile or slate coverings with the same fundamentals as domestic work: treated battens, breathable underlay, mechanical fixings sized for exposure, dry-fix ridge and verge, and lead detailing at abutments, valleys and stacks.

Rainwater management is a bigger part of commercial roofing than most people expect: gutter lining systems on valley and box gutters, outlet upgrades, larger downpipe profiles, and access provision so gutters can actually be cleared as part of planned maintenance.

### Details, plant and phasing
Penetrations and plant are where commercial flat roofs leak. Every duct, pipe, fixing foot and cable tray is a detail that has to be flashed and sealed, and plant bases need protection layers so maintenance visits do not damage the membrane. We record their positions and detail them individually rather than treating the roof as one flat field.

Falls and outlets are checked against ponding evidence, not just drawings. Where the existing arrangement cannot move water, tapered insulation, additional outlets or reworked falls are specified, otherwise the new membrane simply inherits the old problem.

Phasing is planned around your operation: which bays, units or elevations are worked on when, agreed delivery and waste-removal windows, hoarding and segregation, out-of-hours working where noise or access requires it, and clear responsibility for keeping fire exits and entrances usable throughout.

### Reactive repairs and planned maintenance
Reactive work is about limiting the loss inside the building: attend, locate the entry point, make watertight, and report with photographs so a decision can be made about permanent work. Where water is over electrics or stock, the priority is stopping the ingress before anything else.

Planned maintenance is where commercial roofs are actually saved money: periodic inspection, outlet and gutter clearance, minor detail repairs before they become failures, and a condition record that lets a budget be set for eventual renewal rather than reacting to a flood.

For freeholders and managing agents we set out works so they can be presented to leaseholders or boards: scope, phasing, cost and the reasoning for the specification chosen.

## Commercial roofing: your questions answered
How much does commercial roofing cost?It scales with area, build-up, the number of details and penetrations, access requirements and phasing constraints. We survey, specify and give one fixed price for the programme, with reactive repairs priced separately so budgets stay clear.

Can you work outside our opening hours?Yes, where the work and the weather allow it. Out-of-hours and weekend working is agreed at specification stage and priced into the programme rather than added later.

Will we have to close while the work is done?In most cases no. We phase the works so only part of the roof is open at a time, and each phase is left watertight and secure at the end of the working day.

How long do commercial roof works take?It depends on area and phasing: a unit roof replacement can be a few weeks, while a reactive repair is often completed in a day. The programme is confirmed in writing with the specification.

Can you overlay our existing flat roof?Only where the deck and insulation are dry and sound and the build-up allows it. If the insulation is wet, an overlay traps that moisture and shortens the new covering's life, so we strip and tell you why.

Do you handle emergency leaks in trading premises?Yes. Call the office on 07460 072891. We prioritise stopping ingress and protecting stock and equipment, then report with photographs and quote the permanent repair.

Do you provide records for managing agents and insurers?Yes: photographs of the works and a written record of what was inspected, renewed and tested, which is what agents, freeholders and insurers usually need.

What guarantee applies to commercial work?Guarantee terms for the works are confirmed in writing on the quotation, alongside the manufacturers' cover for the specified systems. We set that out clearly before the programme starts.

Do you cover my area?Medway, Rochester, Chatham, Gillingham, Strood, Rainham, Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
