## Working in Strood: what we see and how fast we get there
Strood is on our doorstep. Coming over from Chatham it is a short run into ME2, so Strood is one of the quickest journeys we make and one of the areas where we can most often offer a survey inside the same week. It is also the postcode that appears most in our Checkatrade reviews: part re-roofing, replacing rotten soffits and old downpipes with UPVC on a rental property, and a job described simply as friendly, affordable and trustworthy.

The housing runs from Victorian and Edwardian terraces along the older streets near the river and the station, through large inter-war and post-war estates up Frindsbury Hill, Temple Farm and Strood North, to newer riverside and Medway City development. Add a lot of rental and landlord-owned property and a good number of small commercial units, and the workload is broad: roof repairs, full re-roofs, flat roofs on extensions and garages, damp proofing, tanking, rendering and UPVC replacement.

Being right on the tidal river, Strood takes weather straight off the water. West and south-west elevations get repeated wind-driven rain, gutters overflow and soak the wall below, and exposed flat roofs on garages and extensions blister and split faster than they would inland. Because the ground rises sharply away from the river, plenty of properties also have retaining walls, cellars or lower-ground rooms where earth sits against the structure and tanking is the only real answer.

For landlords and letting agents in Strood we work to a simple pattern: survey, fixed written price, photographs of the finished work, and a clear duration so tenants know what to expect. One ME2 reviewer specifically noted photographs of the completed work were provided and the tenants were happy with how the job was carried out, that is how we prefer to run rental jobs.

Ring the office on 07460 072891 or use the contact page for a survey date in Strood. You can also see everything we do across Medway and Kent or read our customer reviews.

### Common needs in Strood

- Roof repairs and part re-roofing: Slipped and cracked tiles, failed flashings, leaking valleys and storm damage repaired, or a section re-roofed properly where the covering has gone.
- Fascias, soffits and downpipes: Rotten timber replaced with maintenance-free UPVC and rainwater goods reworked so water leaves the building instead of soaking the brickwork.
- Flat roofs on garages and extensions: GRP, EPDM and torch-on felt laid with proper falls and detailed edges, the exposed Strood flat roofs that fail earliest.
- Damp proofing and replastering: Injected damp proof courses, salt-resistant replastering and ventilation for the older ME2 terraces near the river and station.
- Tanking hillside lower floors: Cellars and lower-ground rooms on the slopes up from the river sealed with tanking or a cavity drain membrane.
- Rendering and exterior painting: Hollow cement render stripped and replaced in silicone or monocouche, then breathable coatings on weather-facing elevations.

## Problems we deal with most in Strood

### Exposed river-facing elevations
Strood faces the Medway across open water, and the prevailing south-westerlies drive rain hard onto the same walls year after year. Brickwork saturates, soft mortar erodes into open joints, and any hairline crack in old cement render becomes a route straight through the coat. Water then sits in the gap between render and brick because the render has already lost its bond.

Internally that reads as a damp patch that darkens with every downpour and never fully dries in winter. Repainting it is wasted money. The repair is external: repoint or re-render the affected elevation, seal reveals and abutments, and correct the rainwater goods, and only then does internal replastering and decoration make sense.

### Overflowing gutters on long terrace runs
Older Strood terraces often share long continuous gutter runs with shallow falls and few outlets. Leaf litter and moss build up, joints open, and instead of leaving the building the water spills over the back edge and runs down the wall, or tracks along the fascia and into the timber behind it.

The visible result is a green stain and blistered paint. The hidden result is rotten fascia and soffit timber, wet wall plates and a damp patch in the bedroom corner. We replace failed rainwater goods in UPVC with correct falls and enough outlets for the run, cut out and replace rotten timber, and check the eaves detail so the roof covering discharges properly into the new gutter.

### Ageing flat roofs on garages and extensions
Strood has a lot of single-storey rear extensions and detached garages with flat roofs, many laid decades ago in mineral felt with minimal fall. Ponding water, UV and thermal movement crack the surface, laps lift, and once water gets into the deck below the timber softens and the whole build-up has to come off rather than being patched.

We strip back to a sound deck, correct the falls with firrings where they were never right, and re-lay in GRP, EPDM or torch-on felt depending on the roof's size, shape and detailing. Edges, upstands and outlets are the parts that actually fail, so those get the attention: proper trims, dressed upstands and outlets that can pass the water a heavy Kent downpour delivers.

### Post-war estate roofs at the end of life
Large parts of Strood were built between the 1930s and the 1970s, and those roofs are now on original coverings. Concrete interlocking tiles lose their surface and become porous, nails corrode until tiles are held only by their interlock, and the sarking felt has torn at the eaves so wind drives rain into the loft during a storm.

Once a roof is at that stage, repeat repairs are money against a covering that will keep failing elsewhere. A full re-roof: new treated battens, breathable membrane, dry-fixed ridge and hips, reformed valleys and flashings, resets it for decades. We will tell you honestly which side of that line your roof sits on, and we repair where repair is genuinely the right call.

## How a Strood job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Strood questions, answered
Do you cover Strood and the ME2 postcode?Yes. Strood is one of our closest and busiest areas: Strood town, Frindsbury, Temple Farm, Strood North, Wainscott and the riverside developments are all standard work for us from our base in Chatham.

How quickly can you get to Strood?Very quickly. It is a short run down the A228, so survey dates are usually available inside the same working week and urgent leaks can often be looked at sooner. Ring 07460 072891 and we will give you a real date on the call.

What will a roof repair in Strood cost?It depends what is causing the leak and how the roof is accessed, so we survey first at no charge and then give you one fixed written price. Several of our ME2 reviewers mention the price being competitive and the final bill matching the original quote.

Do you offer emergency call-outs in Strood?Yes. Storm damage, a slipped ridge, a blown flat roof or water coming through a ceiling are prioritised, and we are open Monday to Friday 8am to 6pm and Saturday 8am to 3pm. Being local, we can usually make a property watertight fast.

Do you work on rental properties for Strood landlords?Regularly. We give you a fixed written price and a duration up front, work around tenants, and send photographs of the completed work: exactly what one ME2 landlord described in their Checkatrade review of a soffit and downpipe replacement.

Can you replace rotten fascias and soffits with UPVC?Yes, that is one of our most requested Strood jobs. Rotten timber comes out, new UPVC fascias, soffits and guttering go on with correct falls and enough outlets, and the eaves detail is checked so water discharges into the gutter properly.

Do you do damp proofing as well as roofing in Strood?Yes, and often on the same property. Damp inside a Strood house is frequently caused by a roof, render or gutter fault outside it, so we diagnose the whole path, fix the cause, then replaster and decorate the affected rooms.

Which areas near Strood do you also cover?Rochester, Chatham, Gillingham, Rainham and the rest of Medway, plus Maidstone, Sittingbourne and Sheerness. If your street is on the edge of that, call with the postcode and we will confirm.
