## Working in Sheerness: what we see and how fast we get there
Sheerness and the Isle of Sheppey are within our working area, reached over the Sheppey Crossing from Medway, and we already have a published Checkatrade review from an ME12 address: a customer who described the work as completed with care by someone very professional, and said they felt very comfortable with the worker in their home. On a job inside somebody's house, that is the part that matters.

The building stock is distinctively coastal. Victorian terraces and former naval and dockyard housing sit close to the seafront at Sheerness and Blue Town, much of it solid brick with rendered or painted elevations and slate or clay tile roofs. Behind and beyond are inter-war and post-war housing at Halfway, Minster and Queenborough, plus a large amount of bungalow and chalet-bungalow stock, seasonal and holiday property, and modern infill development across ME12.

Exposure is the defining local factor and it changes what we specify. Salt-laden air corrodes nail fixings and metal components far faster than inland, wind coming off the estuary and the North Sea gets under verges, ridges and flat roof edges, and horizontal driving rain finds any weakness in render, pointing or a window reveal. Flat and low-pitch roofs, of which Sheppey has many, take the worst of it because there is nowhere for wind-driven water to run off quickly.

So the common Sheerness jobs are storm and wind damage repairs, full re-roofs where fixings and underlay have corroded and torn, flat roof replacement in GRP or EPDM on bungalows, extensions and garages, re-rendering and exterior painting in coatings that will hold on a salt-exposed wall, repointing, damp proofing solid-wall coastal property, and UPVC fascias, soffits and guttering that will not rot or rust. Bungalows and chalet bungalows also bring their own problems: shallow pitches, dormer cheeks and long low eaves that are easily overwhelmed.

Ring the office on 07460 072891 or use the contact page for a survey date in Sheerness. You can also see everything we do across Medway and Kent or read our customer reviews.

### Common needs in Sheerness

- Storm and wind damage repairs: Lifted verges, stripped ridges, slipped slates and torn underlay repaired quickly after the weather Sheppey gets more of than most.
- Re-roofs specified for exposure: New treated battens, breathable membrane and mechanically fixed dry-fix verge and ridge systems that wind cannot work loose.
- Flat and low-pitch roofing: GRP, EPDM and torch-on felt on bungalows, dormers, extensions and garages, with upstands and trims detailed for driving rain.
- Rendering and exterior painting: Failed render replaced in silicone or monocouche and walls coated in breathable systems that cope with salt and wind-driven wet.
- Damp proofing coastal solid walls: Rising and penetrating damp in seafront terraces treated at source, then replastered in salt-resistant systems.
- UPVC fascias, soffits and gutters: Rot-free, rust-free rainwater goods and trims: the sensible choice where salt air destroys timber and steel.

### Specified for the coast
Mechanically fixed verges and ridges, corrosion-appropriate fixings and UPVC rainwater goods, because salt air eats anything less.

### Free survey, fixed written price
One written figure covering materials, labour, access and making good, held even when additional work is carried out.

### Clean, respectful working
Access and protection in first, rubble and debris cleared at the end, and courteous tradesmen inside your home.

## Problems we deal with most in Sheerness

### Salt air and corroded fixings
Sheppey's air carries salt, and salt shortens the life of every metal component on a building. Nails holding slates and tiles corrode until the covering is held only by gravity and interlock, gutter and fascia fixings rust out, and steel fixings in older flat roof trims and flashings fail long before the covering above them does.

That is why a Sheerness roof of a given age is often in worse condition than the same roof twenty miles inland, and why nailing a few slates back on is a short-term answer. On re-roofs we specify fixings and components suited to a marine environment, use UPVC rather than timber and steel for rainwater goods and trims, and mechanically fix verges and ridges rather than trusting mortar.

### Wind uplift on verges, ridges and flat roof edges
Wind coming off the estuary and open sea finds the edges of a roof first. It gets under a gable verge, lifts the edge tile, and once one is loose the row follows. It rocks ridge tiles until the mortar cracks. On a flat roof it peels back a poorly formed edge trim or an unbonded lap and turns a small defect into a stripped roof in one night.

Detailing the edges is therefore the whole job on Sheppey. Dry-fix verge and ridge systems that are screwed and clipped, correctly bonded and mechanically restrained flat roof perimeters, properly dressed lead upstands, and secure eaves details. Get those right and the field of the roof rarely gives trouble.

### Horizontal driving rain on solid walls
Rain here does not always fall, much of the time it arrives sideways. Solid-brick seafront terraces and rendered coastal walls get saturated repeatedly on the same face with little chance to dry, and any crack in render, eroded joint or unsealed window reveal becomes a direct route inside. Internally you see damp that appears within hours of a storm and lingers for weeks.

The work is external and systematic: re-render or repoint the affected elevation, seal reveals and abutments, check and correct rainwater goods, and choose a breathable coating so the wall can dry between weather events instead of holding water behind an impermeable skin. Internal replastering follows once the wall is dry, not before.

### Bungalows, chalet bungalows and shallow pitches
Sheppey has a very high proportion of bungalow and chalet-bungalow stock, plus former holiday and seasonal property. Shallow pitches, long low eaves, dormer cheeks and small flat-roof sections between pitches are all details that struggle in driving rain, and many were built or extended with the minimum specification for a milder climate than they actually get.

We look at those roofs as systems: pitch versus covering type, head laps adequate for the exposure, dormer cheeks clad and flashed properly, flat sections re-laid with real falls in GRP or EPDM, and ventilation so a shallow roof void does not fill with condensation. On seasonal property we also plan the work around when the building is empty where that suits you.

## How a Sheerness job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Sheerness questions, answered
Do you serve Sheerness and the Isle of Sheppey?Yes: ME11 and ME12, covering Sheerness, Blue Town, Halfway, Minster, Queenborough and the surrounding Sheppey villages. We already have a published ME12 customer review.

How fast can you reach Sheerness? We come over the Sheppey Crossing from Medway, so it is a longer run than our Medway work but well within our normal area. Ring 07460 072891 and we will give you a realistic survey date on the call rather than an optimistic one.

How much does roofing cost in Sheerness? The exposure means specification matters, so pricing follows the survey rather than a phone guess. The survey is free and you then get one fixed written price covering materials, labour, access and making good.

Do you handle emergency and storm damage on Sheppey?Yes, and Sheppey gets more than its share. Stripped ridges, lifted verges, blown flat roofs and active leaks are prioritised so the property can be made safe and watertight quickly.

Why do roofs seem to fail faster in Sheerness?Salt-laden air corrodes nails, brackets and metal trims, and wind off the sea attacks the edges of the roof. A covering can look fine while its fixings have gone, which is why we check fixings and underlay on the survey, not just the tiles.

Can you re-roof a bungalow or replace a chalet dormer roof?Yes. Bungalows and chalet bungalows are a large part of the Sheppey stock, and we look at pitch, head laps, dormer cheeks, small flat sections and ventilation together rather than treating each as a separate patch.

What render or paint holds up on a coastal wall?Silicone or monocouche render and breathable masonry coatings, applied to a properly prepared substrate. Impermeable sealers on a wall that gets soaked repeatedly trap water behind them and make internal damp worse.

Which nearby areas do you also cover?Sittingbourne and the ME9 villages, Rainham, Gillingham, Chatham, Rochester, Strood and the rest of Medway, plus Maidstone.
