## Working in Rainham: what we see and how fast we get there
Rainham sits at the eastern edge of Medway, twenty minutes or so from our yard, and it is well within our normal working patch alongside Gillingham and Twydall. Because we are travelling within Medway rather than across Kent, survey appointments here are straightforward to arrange and we are not adding travel time into your price.

The housing is dominated by inter-war and post-war suburban development: 1930s semis with rendered bays and clay or concrete tiles, extensive 1950s to 1970s estate housing through Parkwood and Riverside, plus later infill and modern estates towards Wigmore and the A2 corridor. Nearly all of it is now on original or first-replacement roof coverings, original timber fascias where they have not already been swapped, and cement render approaching or past the end of its serviceable life.

That shapes the work almost entirely towards the outside of the building. In Rainham the calls we take most are full re-roofs on estate housing, roof repairs after wind damage, flat roofs on rear extensions and detached garages, UPVC fascias, soffits and guttering replacing rotten timber, re-rendering cracked and hollow cement render, and exterior painting. Damp work here is more often penetrating damp from a failed external detail than the classic rising damp of the older town-centre terraces, though we do plenty of both.

Rainham's position also matters. It is fairly open towards the estuary marshes to the north, so wind-driven rain hits verges, ridges and weather-facing render with little shelter, and gutters full of leaf litter from mature estate planting overflow onto the wall below. Those two things between them account for a large share of the damp patches we are called out to look at in ME8.

### Common needs in Rainham

- Full re-roofs on estate housing: New treated battens, breathable membrane, dry-fixed ridge and hips and reformed valleys where the original covering has gone porous.
- Storm and wind damage repairs: Lifted verges, loose ridge tiles, slipped slates and torn membrane repaired quickly, with the cause traced rather than patched.
- Flat roofs on extensions and garages: GRP, EPDM and torch-on felt laid with proper falls, correct upstands and outlets sized for real Kent rainfall.
- UPVC fascias, soffits and gutters: Rotten timber cut out and replaced with maintenance-free UPVC, with rainwater goods reworked so water leaves the building.
- Rendering and exterior painting: Cracked, hollow cement render stripped and replaced in silicone or monocouche, or painted in breathable masonry coatings.
- Penetrating damp and making good: External water paths closed, then internal replastering and decoration so the room is finished, not just dried.

## Why choose Intell Roofing in Rainham

### Medway-based, Rainham-regular
We work across ME7 and ME8 constantly, so Rainham is normal travel for us and not a job that carries a distance premium.

### Reviewed by neighbouring postcodes
Our published Checkatrade reviews include ME7, ME8-adjacent and ME5 addresses for roofing, fascias, painting and damp work.

### Photographs of finished work
We photograph work you cannot see from the ground: ridge, valleys, flashings, and send it through, as an ME2 landlord's review describes.

### Repair when repair is right
We will tell you if a roof has years left in it rather than selling a re-roof. Reviewers mention fair pricing on small repairs.

### One written price
Free survey, then a single fixed figure covering materials, labour, access and making good, held even when extras appear.

## Problems we deal with most in Rainham

### Original post-war roof coverings
Most Rainham estate housing was built between the 1950s and the 1970s with concrete interlocking tiles over sarking felt. Sixty or seventy years on, the tile surface has weathered away and the concrete is porous, so tiles absorb water and get heavier; fixing nails have corroded; and the felt has torn at the eaves so wind pushes rain into the loft during a storm.

You can chase individual repairs on a roof in that condition, but you will be back. A full re-roof: strip, new treated battens, breathable membrane, dry-fixed ridge and hips, new verge system, reformed valleys and flashings, is the point at which the spending stops. We will say clearly which of the two your roof needs after the survey, and repair is often the honest answer on newer stock.

### Wind exposure towards the marshes
North of Rainham the ground opens out towards the estuary and the marshes, giving wind-driven rain a clear run at gable verges, ridges and weather-facing walls. Mortar-bedded verges crack and let the edge tiles lift, ridge tiles rock loose, and any render already holding hairline cracks takes water straight in.

The remedy is mechanical rather than cosmetic: dry-fix verge and ridge systems that are screwed and clipped rather than relying on mortar, renewed lead at abutments, and re-rendering in a system that tolerates movement. Get the edges right and the middle of the roof looks after itself.

### Mature planting and overflowing gutters
Rainham's estates have had decades for trees and hedging to mature, and the by-product lands in the guttering every autumn. Leaf litter and moss dam the outlets, water backs up over the rear edge of the gutter and runs down the wall, and the fascia behind it stays permanently wet until the timber rots and the gutter brackets pull loose.

By the time you notice the internal damp in a bedroom corner, both the timber and the plaster need work. We replace failed rainwater goods in UPVC with correct falls, add outlets where the run is too long, cut out and replace rotten fascia and soffit timber, and then make good internally once the wall has had a chance to dry.

### Ageing flat roofs on extensions and garages
Nearly every Rainham estate has rear extensions and detached garages with flat roofs, most originally laid in mineral felt with a minimal fall and, in older cases, an asbestos-cement or corrugated garage roof alongside. Ponding, UV degradation and thermal movement split the surface and lift the laps, and once the deck below is wet the whole build-up has to come off.

We strip to a sound deck, correct the falls with firrings, and re-lay in GRP, EPDM or torch-on felt depending on the roof. The upstands, trims and outlets get the most attention, because that is where flat roofs actually fail, and we detail the abutment with the house wall properly so the new roof does not simply move the leak indoors.

## How a Rainham job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Rainham questions, answered
Do you cover Rainham and the ME8 postcode?Yes. Rainham, Parkwood, Riverside, Twydall and Wigmore are all standard working areas for us from our base in Chatham, and we work in ME8 alongside Gillingham most weeks.

How fast can you get to Rainham? It is around twenty minutes from our yard, so we can normally offer a survey date within the same working week and attend quickly where water is actively coming in. Call 07460 072891 for a date on the call.

How much does a new roof cost in Rainham? It depends on the roof area, pitch, tile type, scaffold requirements and whether battens, timbers or chimney work are involved, so we survey at no charge first. You then get one fixed written price rather than a rate that grows as the job goes on.

Do you provide emergency roof repairs in Rainham?Yes. Storm-lifted verges, loose ridge tiles, slipped tiles and leaks are prioritised, and we can usually make a property watertight quickly and then agree the permanent repair afterwards.

Can you repair rather than replace my roof?Where the covering has life left in it, yes, and we will tell you so. We only recommend a full re-roof when the tiles are porous, the fixings have failed or the underlay has gone, and we explain what we found on the survey.

Do you replace flat roofs on garages and extensions?Regularly. We strip back to a sound deck, correct the falls, and re-lay in GRP, EPDM or torch-on felt with properly formed upstands, trims and outlets.

Do you handle the damp inside as well as the leak outside?Yes. Once the external cause is fixed and the wall has dried, we replaster and decorate so the room is finished rather than left for another trade.

Which areas near Rainham do you also work in?Gillingham, Chatham, Rochester, Strood and the wider Medway towns, plus Sittingbourne, Sheerness and Maidstone.
