## Working in Medway: what we see and how fast we get there
Medway is our home patch. We are based at 116 Chatham Grove, Chatham, which means Chatham, Rochester, Strood, Gillingham and Rainham are all a short drive rather than a motorway run. That matters more than it sounds: when a survey is local, we can usually offer you a date inside the same working week, and when a leak turns urgent we are not fighting our way across the county to reach you.

Because we work here every week we know the Medway housing stock properly. Victorian and Edwardian terraces on the Rochester and Chatham hills with solid nine-inch brick walls and no original damp proof course. Inter-war semis through Gillingham and Rainham with rendered bays and cement render that has gone hollow. Post-war and 1960s estate housing with shallow-pitched roofs, concrete interlocking tiles reaching the end of their life, and asbestos-cement or early felt garage roofs. Newer riverside developments at Strood, Chatham Maritime and St Mary's Island with flat and low-pitch detailing that is unforgiving of poor workmanship.

River and estuary weather shapes the work too. Medway sits low and exposed along a tidal river, so driving rain arrives off the water and hits west and south-west elevations hardest. That is where penetrating damp shows up first: chimney breasts, bay returns, and the wall behind a failed downpipe. Combine that with older properties cut into sloping ground on the Rochester, Chatham and Luton hills and you get the classic Medway job: a below-ground room or lower-ground kitchen that needs proper tanking rather than another coat of waterproof paint.

The service needs follow from the housing. Across Medway the most common calls we take are rising damp in ground-floor rooms of older terraces, penetrating damp around chimneys and bays, cellars and basements that need tanking or a cavity drain membrane, tired cement render that needs stripping and re-rendering in silicone or monocouche, roof repairs after wind has lifted tiles or ridge, full re-roofs on 1930s to 1970s stock, flat roofs on extensions and garages, and rotten timber fascias replaced with UPVC.

### Common needs in Medway

- Rising damp in older terraces: Solid-wall terraces around Rochester, Chatham and Gillingham rarely have a working damp proof course. We inject a new one, replaster with a salt-resistant system and sort the ventilation.
- Cellar and basement tanking: Properties cut into the Medway hillsides very often have a wet lower level. Cementitious tanking or a cavity drain membrane turns it into a dry, usable room.
- Penetrating damp on exposed walls: West-facing elevations take the weather off the river. We trace the water path: render cracks, failed pointing, chimney flashings, blocked gutters, and close it.
- Re-rendering and exterior painting: Hollow, cracked cement render stripped and replaced with silicone or monocouche render that sheds water and does not need repainting every few years.
- Roof repairs and full re-roofs: Slipped tiles, failed valleys, cracked ridge mortar and storm damage put right, or a full re-roof with new battens, breathable membrane and reworked flashings.
- Flat roofs, fascias and guttering: GRP, EPDM and torch-on felt on extensions, garages and dormers, plus UPVC fascias, soffits and gutters that stop water tracking down the wall.

## Why choose Intell Roofing in Medway

### Based inside Medway, not visiting it
We are based in Chatham, in the middle of Medway. Short travel means realistic survey dates and no travel loading buried in the price.

### Medway reviews you can read
Our Checkatrade reviews come from ME2, ME4, ME5, ME7 and ME12 postcodes: Medway addresses, not a national average.

### Damp and roofing under one roof
Most Medway damp problems start on the roof or in the render. We fix the cause and the internal damage without you managing two trades.

### Free survey, fixed written price
Nothing is priced before the cause is diagnosed, and the written figure is the figure. Customers routinely tell us we kept to the original quote even when extra work appeared.

### Listed on Checkatrade and Bark
Company number 15471708, with verified customer reviews published on both platforms rather than testimonials we typed ourselves.

## Problems we deal with most in Medway

### Solid brick walls with no damp proof course
Much of Medway's Victorian and Edwardian housing was built in solid brick, nine inches thick, with either no damp proof course at all or a slate one that has cracked as the building settled. Ground moisture then rises through the brickwork by capillary action, carrying salts with it, and you see tide marks a metre up the wall, bubbling paint, perished skirtings and a smell that never quite leaves the front room.

The complication in Medway is raised external ground level. Decades of new paths, patios, drives and tarmac have lifted the outside surface above the original damp proof line, so water bridges straight past it. Injecting a new course alone will not fix that. We lower or drain the external level where it can be done, form a proper edge detail, then inject and replaster internally with a salt-resistant render so the wall dries and stays dry.

### Hillside properties and wet lower ground floors
Rochester, Chatham and parts of Gillingham are built across steep ground. That gives you cellars, lower-ground kitchens and half-basements where one or more walls are retaining earth. Those walls are in permanent contact with damp soil, and water pressure builds against them after heavy rain runs downhill through the gardens above.

Waterproof paint and sand-and-cement patching will not hold that back for long, the water simply finds the weakest point. We either tank the structure with a bonded cementitious system where the substrate suits it, or install a cavity drain membrane with a perimeter channel and sump so incoming water is managed rather than resisted. Either way the room comes back into use, and we replaster and finish so it does not look like a treated basement.

### Estuary weather on exposed elevations
The Medway estuary funnels wind and rain inland. Properties with an open aspect towards the river: the higher streets in Rochester and Chatham, the riverside developments at Strood and Chatham Maritime, take repeated wind-driven rain on the same face for years. Mortar joints erode, render cracks open, and old cement render debonds from the brick behind and holds water in the gap.

Once water is inside the wall, it emerges internally as a patch that darkens whenever it rains and dries slowly afterwards, often around a chimney breast or above a bay. The fix is external, not internal: repoint or re-render the elevation, rework chimney flashings and lead trays, and make sure gutters and downpipes actually carry water away from the wall rather than down it.

### Post-war roofs reaching the end of their life
A great deal of Medway housing dates from the 1930s to the 1970s, which means roof coverings are now fifty to ninety years old. Concrete interlocking tiles delaminate and lose their surface, nail fixings rust through, sarking felt tears at the eaves so wind drives rain straight into the loft, and ridge and hip mortar cracks and lets tiles work loose.

At that age, chasing individual repairs stops making financial sense. A full re-roof with new treated battens, a breathable membrane, dry-fixed ridge and hip, and properly formed valleys and abutments gives you a covering that will not need attention for decades. We tell you honestly which of the two your roof needs, and we are happy to repair when repair is the right answer.

## How a Medway job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Medway questions, answered
Do you cover the whole of Medway?Yes: Rochester, Strood, Chatham, Gillingham and Rainham, plus the villages on the Hoo Peninsula and out towards Cuxton and Halling. We are based in Chatham, so everything inside the ME1 to ME8 postcodes is local work for us.

How quickly can you get to a property in Medway?Because we are based inside Medway we can usually offer a survey date within the same working week, and often sooner for an active leak. Ring the office on 07460 072891 and we will give you a realistic date on the call rather than promising something we cannot keep.

What does damp proofing or roofing cost in Medway? It depends on the property, the access and what is actually causing the problem, so we do not quote blind over the phone. The survey is free, and afterwards you get one fixed written price covering materials, labour, access and making good. Customers on Checkatrade regularly note that we kept to the original quote.

Do you handle emergencies and storm damage in Medway?Yes. Slipped tiles, a stripped ridge, a blown-off flat roof or water coming through a ceiling get prioritised. We are open Monday to Friday 8am to 6pm and Saturday 8am to 3pm, and being local means we can usually make a property safe and watertight quickly while the permanent repair is planned.

Can you deal with both the damp and the roof problem causing it?That is most of what we do. Damp inside a Medway house is very often a roofing, render or guttering fault outside it. We diagnose the whole path, fix the source, then repair the internal damage, plastering and decorating included, so you are not coordinating separate trades.

Do you work on older listed or period properties in Rochester? We work on period property regularly, and we choose systems to suit the construction, breathable finishes on solid walls rather than trapping moisture behind an impermeable coat. Where a property is listed or in a conservation area, consent is your council's process and we will tell you plainly what will and will not be acceptable before quoting.

Do you take on commercial work in Medway?Yes: units, shops, blocks of flats and managed properties. Commercial jobs are planned around your opening hours with access, safety and rubbish clearance agreed in advance so trading is disrupted as little as possible.

Will you clear up afterwards?Always. Access and protection go in before work starts, and the site is cleared of rubble and debris at the end. One Checkatrade reviewer in ME5 specifically noted the site was completely cleaned of rubble afterwards, and that is the standard we hold to.
