## Working in Maidstone: what we see and how fast we get there
Maidstone is a straight run down the M2 and M20 from our Medway yard, and it is an area we work in often enough to have published reviews from two of its postcodes. An ME16 customer had a full roof plus plastering and ceiling painting and described the work as completed to a very high standard at an unbeatable price; an ME19 customer had a fascia repair carried out quickly and at a reasonable price after we responded very quickly.

The county town has some of the most varied building stock in Kent. There is genuine period property in the centre and the villages around it, much of it in Kentish ragstone with lime mortar and slate or peg-tile roofs. There are dense Victorian terraces around the station, Tonbridge Road and the Barming side. There are extensive inter-war and post-war suburbs at Allington, Shepway, Park Wood and Vinters Park. And there is a large volume of modern estate housing out towards Kings Hill, Barming and the ME19 corridor.

Two Maidstone features change the work. The first is stone: ragstone and other soft local stone needs lime-based mortars and breathable finishes, and it is ruined by hard cement pointing and impermeable sealants, a lot of our Maidstone damp work is undoing exactly that. The second is the Medway valley itself, where low-lying ground near the river keeps subsoil wet and makes rising damp and wet cellars more likely than the same house would suffer on higher ground.

So the Maidstone workload spreads across re-roofing and roof repair on suburban stock, slate and peg-tile work on older property, repointing in appropriate lime mortars, damp proofing and salt-resistant replastering, tanking cellars in the valley streets, re-rendering and exterior painting, and UPVC fascia, soffit and gutter replacement. We also carry out internal making good, which is why several Maidstone jobs have included plastering and ceiling decoration alongside the roof.

### Common needs in Maidstone

- Re-roofing and roof repairs: Tile and slate re-roofs with new battens, breathable membrane and reworked valleys, or targeted repairs where the covering still has life.
- Damp proofing and replastering: Injected damp proof courses and salt-resistant replastering in the Victorian terraces and valley-floor properties.
- Cellar tanking: Wet cellars and lower-ground rooms near the river sealed with cementitious tanking or a cavity drain membrane and sump.
- Repointing stone and brick: Ragstone and soft brickwork raked out and repointed in mortars that let the wall breathe instead of trapping water in it.
- Rendering and exterior painting: Failed cement render replaced in silicone or monocouche, and masonry painted in breathable coatings that stay put.
- Fascias, soffits and guttering: Rotten timber replaced in UPVC and rainwater goods corrected: the ME19 job our reviewer had done quickly and cheaply.

## Problems we deal with most in Maidstone

### Kentish ragstone and hard cement pointing
Maidstone is a ragstone town, and ragstone is comparatively soft and porous. It was built with lime mortar precisely so that the joints, not the stone, would take the movement and let moisture evaporate. Over the last few decades a great deal of it has been repointed in hard sand-and-cement, and sometimes sealed with a masonry water repellent on top of that.

The result is predictable: moisture that used to leave through the joints now leaves through the face of the stone, which spalls and crumbles, or it travels inward and shows up as internal damp. Undoing it means carefully raking out the cement, repointing in a lime-based mortar suited to the stone, and using breathable internal finishes. It is slower and more skilled than a cement repoint, and it is the only version that does not accelerate the damage.

### Medway valley ground water
The streets on the valley floor either side of the river sit on ground that stays wet. Subsoil moisture is high, water tables rise after prolonged rain, and older properties with slate or non-existent damp proof courses have a constant supply of moisture available to rise through solid walls and under solid floors.

That is why rising damp and wet cellars are more common in low-lying Maidstone streets than in the same age of house up on the North Downs. Treatment has to match: a new injected course and salt-resistant replastering above ground, and proper tanking or a cavity drain membrane with a pumped sump where a cellar or lower-ground floor is involved, because there is nowhere for collected water to go by gravity.

### Slate and peg-tile roofs on older property
Older Maidstone housing carries natural slate and clay peg tiles, both of which fail differently from modern concrete tiles. Slate delaminates at the nail holes and slips even while the slate itself is sound, the classic nail sickness, and peg tiles lose their pegs or the battens rot beneath them, so tiles slide without any obvious storm to blame.

Repairing those roofs well means matching materials and details rather than substituting whatever is on the van: reclaimed or matched slate and tile, correct head laps, lead soakers at abutments and valleys formed properly. It also means telling you honestly when a covering has reached the point where stripping and re-laying with new battens and a breathable membrane will cost less over ten years than repeated repairs.

### Modern estate detailing that was never right
The newer housing out towards Kings Hill, Barming and the ME19 corridor rarely suffers from age, it suffers from detailing. Dry-fix verges and ridges installed badly work loose, valleys are formed too tight, flashings are relied on where a lead tray was needed, and rainwater goods have too few outlets for the roof area they serve.

Those faults show as recurring small leaks that nobody can pin down and as damp in the corners of upstairs rooms. We survey the details rather than the plaster, correct the verge and ridge fixings, reform valleys and abutments in lead, and put in the outlets the roof should have had, so the roof performs as it was meant to.

## How a Maidstone job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Maidstone questions, answered
Do you serve Maidstone?Yes. We work across Maidstone and the surrounding villages, from ME14 through to the ME19 and ME20 corridor, including the town centre, Allington, Barming, Shepway, Park Wood, Vinters Park and Kings Hill.

How fast can you reach Maidstone from Medway? It is a straightforward run down the M2 and M20, and our ME19 reviewer specifically noted we were able to respond very quickly. Ring 07460 072891 and we will give you a realistic survey date on the call.

What does damp proofing or roofing cost in Maidstone? It depends on the construction, a ragstone period wall and a 1970s cavity wall need entirely different work, so we survey free of charge and then give you one fixed written price. Our ME16 customer described the price as unbeatable for the standard delivered.

Do you offer emergency roof repairs in Maidstone?Yes. Active leaks, storm damage, slipped slates and loose ridge tiles are prioritised, within our hours of Monday to Friday 8am to 6pm and Saturday 8am to 3pm.

Can you work on ragstone and period property?Yes, using lime-based mortars and breathable finishes appropriate to the stone rather than hard cement, which damages soft stone and traps moisture in the wall. Where a property is listed or in a conservation area, consent is the council's process and we will tell you what is likely to be acceptable before quoting.

Do you tank cellars in Maidstone?Yes, and the low-lying streets near the river need it more often than most. Depending on the structure and water levels we use bonded cementitious tanking or a cavity drain membrane with a perimeter channel and pumped sump.

Can you do plastering and decorating after the roof work?Yes. Our ME16 customer had the roof done along with plastering and ceiling painting, all by our team, so the internal damage was repaired as part of the same job.

Which nearby areas do you also cover? The Medway towns: Rochester, Strood, Chatham, Gillingham and Rainham, plus Sittingbourne and Sheerness. Call with your postcode if you are unsure whether you are in range.
