## Working in Gillingham: what we see and how fast we get there
Gillingham is a few minutes from our Chatham base, and it produces some of our best-documented work. Two published Checkatrade reviews come from ME7: one where the roof went so well the customer went on to have the outside of the house repainted and a wall rebuilt by us, describing the team as professional, on time, kind and decent price-wise; and one for a bathroom, where we removed an old bath and installed a new shower and sink, saving the original tiles to match around the new basin.

Housing here is dominated by long Victorian and Edwardian terraces through the town centre and around Brompton, then inter-war semis with rendered bays through Twydall, Wigmore and the Hempstead side, and post-war estate housing beyond. Terraces mean shared gutter runs, tall stacks and party-wall detailing; the semis mean rendered bay fronts and rendered panels that crack; the estates mean concrete tiles, flat garage roofs and timber fascias that have had their day.

Gillingham also sits close to the estuary with fairly open ground to the north, so weather-facing walls get worked hard. The most common Gillingham calls we take are roof repairs and re-roofs, fascia, soffit and gutter replacement in UPVC, re-rendering and exterior painting, penetrating damp around bays and chimneys, and rising damp with replastering in the older terraces. Because we also do internal work, several Gillingham jobs have grown from a roof into a fuller programme of works once the customer saw the standard.

Practically, that means you can start with one problem and deal with everything on the same access. Repointing the stack, re-covering the roof, renewing the guttering and painting the render on one scaffold visit is cheaper and quicker than four trades on four visits, and it removes the argument about whose work caused the damp patch.

Ring the office on 07460 072891 or use the contact page for a survey date in Gillingham. You can also see everything we do across Medway and Kent or read our customer reviews.

### Common needs in Gillingham

- Roof repairs and re-roofing: Slipped tiles, failed flashings and cracked ridge mortar repaired, or a full re-roof with new battens, membrane and dry-fixed ridge.
- Fascias, soffits and guttering: Rotten timber replaced with UPVC and long terrace gutter runs reworked with correct falls and enough outlets.
- Rendering and exterior painting: Cracked bay and panel render stripped and re-rendered in silicone or monocouche, then painted in breathable coatings.
- Damp proofing and replastering: Rising damp treated at source in solid-wall terraces, then salt-resistant replastering and ventilation improvements.
- Penetrating damp around bays and chimneys: Water paths traced through render cracks, failed pointing and flashings, then closed off from the outside.
- Wider building works: Garden and boundary walls, internal alterations and bathroom work, as several ME7 customers have had carried out alongside their roof.

## Problems we deal with most in Gillingham

### Long terrace gutter runs and party-wall detailing
Gillingham's Victorian terraces run in long unbroken rows, and so does the guttering. A shallow fall, a couple of blocked outlets and one open joint are enough for water to back up and spill down the wall or track behind the fascia. Because the run is shared, the overflow rarely sits above the property that suffers the damp, which is why the cause is so often missed.

We survey the whole run rather than the one metre above the stain, replace failed sections in UPVC with proper falls and enough outlets, cut out rotten fascia and soffit timber, and check the party-wall abutments, valleys and flashings where terrace roofs meet. Once the water is leaving the building correctly, the internal repair actually stays fixed.

### Cracked render on inter-war bays
The inter-war semis through Twydall, Wigmore and Hempstead typically have rendered bay fronts and rendered panels in sand-and-cement. Cement render is strong but brittle: thermal movement and settlement crack it, the crack lets water in, and the water then debonds the coat from the brick behind so the render sounds hollow when tapped.

Patching those cracks traps the problem. We hack off the failed coat, make good the substrate, and re-render in a silicone or monocouche system that flexes better, sheds water and holds its colour without repainting every few years. Where the customer prefers to keep traditional render, we paint it in a breathable masonry coating so the wall can still dry.

### Rising damp in solid-wall town-centre housing
In the older Gillingham terraces, ground-floor walls are commonly solid brick with a failed slate damp proof course. Moisture rises, brings salts with it, and those salts keep pulling moisture out of the air long after the wall itself has been treated, which is why gypsum plaster applied straight over an injected wall bubbles again within a year.

The full fix is injection, then replastering in a salt-resistant render system, then addressing ventilation and any raised external ground level or blocked airbrick that is contributing. We take moisture readings on the survey rather than diagnosing from a photograph, because condensation and a leaking waste pipe can look identical to rising damp on a wall.

### Exposed northern aspect and estuary wind
The ground north of Gillingham towards the estuary is open, so wind-driven rain reaches walls, roof verges and ridges with little shelter. Verge mortar cracks and lets tiles lift, ridge tiles work loose, and dry-fixed systems that were never installed properly rattle free in the first serious gale.

We rework verges and ridges with dry-fix systems that are mechanically held rather than relying on mortar alone, renew flashings at abutments, and check the eaves detail so wind-driven rain cannot be pushed back under the covering. It is unglamorous detailing, and it is the difference between a roof that survives a storm and one that gives you a ceiling repair.

## How a Gillingham job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Gillingham questions, answered
Do you serve Gillingham?Yes: ME7 and ME8, covering the town centre, Brompton, Twydall, Wigmore, Hempstead and Parkwood. It is a short run from our base in Chatham and one of the areas we work in most regularly.

How quickly can you reach Gillingham?Usually a survey inside the same working week, and quicker where a roof is letting water in. Ring 07460 072891 and we will agree a date with you there and then.

What does a roof repair or re-roof cost in Gillingham? That depends on the cause, the size of the roof and the access, so we survey free of charge and then give you one fixed written price. Our ME7 reviewers describe the pricing as decent and competitive, and that the quoted figure is what they paid.

Do you offer emergency roofing in Gillingham?Yes. Storm damage, slipped or lifted tiles, loose ridge and active leaks are prioritised. We are open Monday to Friday 8am to 6pm and Saturday 8am to 3pm, and can usually make a property safe quickly.

Can you replace guttering, fascias and soffits?Yes, and on Gillingham terraces we look at the whole gutter run rather than just the section above the damp patch, because the overflow is often two or three houses along. Rotten timber is replaced in UPVC with correct falls and enough outlets.

Do you take on work beyond roofing and damp?We do. Gillingham customers have had exterior repainting, a rebuilt wall, plastering and a bathroom refit carried out by us alongside roofing work, all documented in our Checkatrade reviews.

How do I know whether my damp is rising damp or condensation? You often cannot tell by eye, they look similar. On the survey we take readings, look at external ground levels, ventilation, gutters and pipework, and tell you which it is before anything is priced, because the two need entirely different work.

Which nearby areas do you also cover?Rainham, Chatham, Rochester, Strood and the rest of Medway, plus Maidstone, Sittingbourne and Sheerness.
