## Working in Chatham: what we see and how fast we get there
Chatham is where we are based, at 116 Chatham Grove, and it is one of the areas we work in most often. Two of our published Checkatrade reviews are Chatham postcodes: an ME4 property where we carried out a new roof, stripped old artex, replastered, damp proofed downstairs, painted front and back and reworked the loft stairs, and an ME5 job the customer described as a rather non-straightforward piece of work finished to a high standard with the site completely cleaned of rubble afterwards.

The town's housing is layered by era and by height. Victorian and Edwardian terraces climb steeply up Luton, Chatham Hill, Rochester Street and the streets above the High Street: solid brick, no original damp proof course, tall shared chimney stacks and long unbroken gutter runs. Above and beyond those sit large post-war and 1960s estates at Walderslade, Luton and Wayfield with concrete interlocking tiles and rendered panels. Down at Chatham Maritime and the waterfront there is modern development with flat and low-pitch detailing.

The gradients are the defining local feature. Chatham is built up and over hills, so terraces step down streets, gardens retain earth against rear walls, and a great many properties have cellars, half-basements or lower-ground rooms with soil against the structure. Water running downhill through gardens above arrives at those walls under pressure after heavy rain, which is why tanking and cavity drain membrane work is such a regular Chatham job for us.

That mix produces a predictable set of needs: rising and penetrating damp in the older terraces with replastering afterwards, tanking on hillside lower floors, chimney repointing and new lead flashings, re-roofing on estate housing whose covering is at the end of its life, re-rendering hollow cement render, exterior painting, and rotten timber replaced in UPVC. We also take on the internal making good: plastering, ceilings and decoration, so a damp job finishes as a finished room.

Ring the office on 07460 072891 or use the contact page for a survey date in Chatham. You can also see everything we do across Medway and Kent or read our customer reviews.

### Common needs in Chatham

- Rising damp and replastering: Injected damp proof courses and salt-resistant replastering in the solid-wall terraces around Luton, Chatham Hill and the town centre.
- Tanking hillside lower rooms: Cellars and lower-ground rooms with earth against them sealed with cementitious tanking or a cavity drain membrane, channel and sump.
- Chimney repointing and flashings: Tall Victorian stacks re-flaunched and repointed, new lead trays and step flashings fitted, redundant stacks removed and made good.
- Full re-roofs on estate housing: Walderslade, Wayfield and Luton roofs re-covered with new battens, breathable membrane, dry-fixed ridge and reformed valleys.
- Rendering and exterior painting: Cracked, hollow render stripped and replaced in silicone or monocouche, then breathable coatings that stay put on exposed walls.
- Plastering and internal making good: Artex removed, walls replastered, ceilings repaired and rooms redecorated after the damp or roof cause has been fixed.

## Why choose Intell Roofing in Chatham

### ME4 and ME5 reviews you can read
Two published Checkatrade reviews from Chatham postcodes, covering a full multi-trade renovation and a difficult one-off job finished to a high standard.

### Whole-house capability
Our ME4 customer had roofing, plastering, damp proofing, external painting and joinery done by one team, no coordinating four trades yourself.

### Used to Chatham's gradients
Retaining walls, stepped terraces and lower-ground rooms are routine for us, so tanking is specified from a survey rather than a guess.

### Quotes that hold
Reviewers note the original quote was kept to even when extra work was added: free survey first, one written price after.

### Clean, courteous site
An ME5 customer described the lads as courteous and professional and the site completely cleaned of rubble. That is the standard.

## Problems we deal with most in Chatham

### Steep ground and earth-retaining walls
Chatham's terraces and estates are cut into hillsides, which means rear and side walls frequently hold back garden soil, sometimes to a metre or more. Those walls never get the chance to dry, and after prolonged rain water runs downhill through gardens above and builds hydrostatic pressure against them. The internal symptoms are damp at low level on one wall only, salting, and floor coverings that lift.

Injecting a damp proof course does nothing for that, because the water is coming through the wall horizontally, not rising up it. The correct answer is either bonded cementitious tanking where the substrate suits it, or a cavity drain membrane with a perimeter channel and sump so water is collected and discharged. We work out which on the survey, and we tell you which rooms can realistically come back into everyday use.

### Solid-wall terraces without a damp proof course
The Victorian and Edwardian housing above Chatham High Street was built in solid brick with either a slate damp proof course or none at all. A century of settlement cracks slate, and successive layers of new paving, patios and drives have raised outside ground levels above the original line so ground water bridges straight past it.

We reduce or drain external levels where the site allows, form a proper edge detail, then inject a new course and replaster internally with a salt-resistant system that can handle the salts carried up by years of rising moisture. Ventilation is part of the fix, not an afterthought: sealed-up rooms with no air movement will show condensation damp even after the rising damp is cured.

### Tall shared chimney stacks
Terraced Chatham streets come with tall stacks, often shared between two properties and often no longer in use. Flaunching cracks, pointing erodes, lead trays and flashings lift, and open flues take rain straight into the brickwork. Water then travels down inside the stack and appears as a damp patch on a chimney breast, frequently a floor or two below the actual defect.

Repointing and re-flaunching, new lead aprons, trays and step flashings, capping or venting disused flues, or taking the stack down and making the roof good are all routine work for us. We survey the surrounding roof at the same time, because a stack repair on a covering that is itself finished is money spent twice.

### Post-war estate roofs and rendered panels
Walderslade, Wayfield and Luton carry large volumes of 1950s to 1970s housing with concrete interlocking tiles, cement-rendered panels and early felt garage roofs. The tiles lose their surface and go porous, fixing nails rust, ridge mortar cracks, and the render panels crack and debond so water sits behind them.

The pattern of repair follows: re-roof rather than patch once the covering is porous, strip and re-render debonded panels in a modern silicone or monocouche system, and replace rotten timber fascias and soffits in UPVC. Doing those together on the same access is cheaper than three separate visits with three lots of scaffold.

## How a Chatham job runs, step by step

- Step 1

### Call or message
Tell us the street or postcode and what you are seeing. We book a survey slot on that call and confirm it in writing, so you are not waiting on a callback that never comes.

- Step 2

### Survey and diagnosis
We come out, get on the roof or into the affected rooms, take moisture readings or photographs as needed, and find the cause rather than guessing at the symptom.

- Step 3

### Fixed written price
You get one written estimate covering materials, labour, access and making good. No day-rate creep and no verbal figures that change once work starts.

- Step 4

### The works
Access goes up, the property is protected, and the team works through until the job is finished. Any change is agreed with you in writing before it happens.

- Step 5

### Sign-off and photographs
We walk the finished work with you, clear the site of rubble and debris, and send photographs of anything you cannot see from the ground. Guarantee terms are confirmed in writing on your quotation.

## Chatham questions, answered
Do you serve Chatham?Yes: all of ME4 and ME5, including the town centre, Luton, Chatham Hill, Walderslade, Wayfield, Weeds Wood and Chatham Maritime. We are based in Chatham itself, at 116 Chatham Grove, and it is one of our busiest areas.

How fast can you get to a Chatham property?Usually a survey date within the same working week, and sooner where water is actively coming in. Call the office on 07460 072891 and we will agree a realistic date with you on the call.

How much does damp proofing cost in Chatham? It depends on the wall construction, the number of rooms, external ground levels and how much replastering is required, so the survey is free and the price follows in writing. You get one fixed figure covering materials, labour, access and making good.

Can you tank a cellar or lower-ground room in Chatham?Yes, and Chatham's hillsides make it one of our most common local jobs. Depending on the structure we use a bonded cementitious tanking system or a cavity drain membrane with perimeter channel and sump.

Do you handle emergency roof repairs in Chatham?Yes. Slipped tiles, stripped ridge, storm damage and active leaks are prioritised, and being Medway-based we can usually get out quickly to make the property watertight before the permanent repair is agreed.

Can you do the plastering and decorating after damp work?Yes. Our ME4 customer had the roof, artex removal, replastering, downstairs damp proofing, external painting and loft stairs all done by us. Finishing the rooms is part of the job, not a separate trade you have to find.

How long does a re-roof take in Chatham?Typically a few days up to around a fortnight for a house, depending on size, pitch, access and whether battens, timbers or chimney work are involved. The expected duration is set out in your written estimate before you commit.

Which areas near Chatham do you cover?Rochester, Strood, Gillingham, Rainham and the rest of Medway, plus Maidstone, Sittingbourne and Sheerness. Ring us with a postcode if you are unsure.
