## What new roofs involves, and when you need it
A re-roof means stripping the existing covering back to the rafters and rebuilding everything above them. That is the only point at which the parts that actually decide a roof's life can be renewed: the battens that hold the fixings, the underlay that carries away anything that gets past the tiles, and the lead at every abutment, valley and chimney.

It is the right call when repairs stop being economic: widespread slipped or delaminating tiles, battens too perished to hold a nail, underlay torn or absent, mortar verges and ridges failing along their length, or repeated leaks in different places rather than one recurring spot. Sagging roof lines and daylight visible from the loft point the same way.

We survey the roof and the loft, measure up, and set out a specification: covering type and profile, batten gauge, membrane, ventilation, ridge and verge system, lead codes at the details, insulation work if you want it done while access is available, and how the access will be arranged. One fixed written price covers the lot.

### Who this is for

- Owners of roofs at or near end of life, with repeated and moving leaks
- Properties with perished battens, missing underlay or failing mortar verges and ridges
- Buyers and sellers dealing with a surveyor's roof-condition comment
- Landlords replacing a covering once rather than funding annual repairs
- Anyone wanting loft insulation, ventilation or rainwater goods renewed while access is upRing the office on 07460 072891 or use the contact page and we will give you a realistic survey date on the call. You can also see everything we do across Medway or read our customer reviews.

## What happens if it is left
Keeping an end-of-life roof going costs more than people track. Each call-out is a minimum charge plus access, and because the covering is failing generally rather than in one place, the next leak arrives somewhere new. Two or three of those winters usually buys a meaningful share of a proper re-roof.

The hidden damage is the expensive part. Water sitting on battens and rafter feet rots timber, wets insulation so it stops insulating, stains and perishes ceiling plaster, and lifts decoration in rooms you have already paid to finish. Fixings corrode in damp timber, so tiles that were secure start slipping.

There is also the storm risk. An old mortar-bedded verge or ridge is held on by a material that has already cracked. When a gale takes a section, you are dealing with an emergency repair, possible damage below, and a programme dictated by weather rather than by you.

### Common mistakes we are called in to undo

- Re-using old battens or old underlay to save a few hundred pounds on a multi-decade covering
- Re-bedding ridges and verges in mortar on an exposed elevation instead of using dry-fix
- Leaving chimney flashings and valleys untouched during a re-roof and leaking at those points afterwards
- Accepting a coating or spray applied over the old covering as an alternative to re-roofing
- Skipping ventilation, then finding condensation forming under a much tighter new membrane

## How the job runs, step by step

- Step 1

### Inspection and measure
Roof and loft inspected, structure and timber condition assessed, roof measured and access requirements worked out before any figure is given.

- Step 2

### Specification and fixed price
Covering, battens, membrane, ventilation, ridge and verge system, lead codes, rainwater goods and access all set out in writing at one price.

- Step 3

### Access and strip
Scaffold erected, property and grounds protected, old covering stripped in sections with waste removed as we go so the roof is never left unnecessarily open.

- Step 4

### Rebuild
Timber repairs, breathable membrane, treated battens at the correct gauge, new covering, lead flashings and valleys, dry-fix ridge and verge, ventilation and rainwater goods.

- Step 5

### Verification, photographs and handover
Details checked and photographed, loft re-inspected, roof and gutters cleared, site cleaned, and the finished work walked with you before we leave.

## What you get out of it

### The whole system renewed
Battens, membrane, lead and fixings are the parts that fail; a re-roof is your one opportunity to renew all of them at once.

### No more rolling repair bills
One planned cost replaces an open-ended series of call-outs on a covering that is failing generally.

### Wind-resistant details
Dry-fix ridge and verge systems clamp mechanically instead of relying on mortar that has already proved it cracks.

### Warmer, drier loft
Correct membrane and ventilation, with insulation upgraded while access is available, changes how the top floor feels.

### Property value and saleability
A documented new covering removes the roof from the list of things a buyer's surveyor can hold up a sale over.

### One programme, one team
Timber, leadwork, covering and rainwater goods are handled by our own people, so the roof is not left open between trades.

## New roofs in detail: materials, methods and variations

### Materials and build-up
Coverings are specified to suit the pitch, exposure and the street: concrete interlocking tiles for value and speed on modern pitches, plain tiles where the property and the detailing call for them, and natural or fibre-cement slate where the original roof was slate. Pitch dictates what is permissible, going below a covering's minimum pitch is how roofs leak in wind-driven rain even when the workmanship is sound.

Underneath, we use breathable membrane properly supported and carried into the gutter at eaves, treated softwood battens at the gauge the covering requires, and mechanical fixings and clips specified for the exposure: coastal and estuary elevations in Sheerness and along the Medway need more fixing than a sheltered inland roof.

Leadwork is sized by code and location: soakers and step flashings at abutments, valley linings, chimney back gutters and aprons, and hip and ridge details. Dry-fix systems handle ridge and verge, and ventilation is provided at eaves, ridge or through tile vents according to the roof's build-up.

### Variations and related work
Partial re-roofs make sense where one plane has failed and the others have life left, and where a change of covering on a single elevation will not look wrong from the street. We are straight about the aesthetic compromise before you commit.

Roofs with dormers, valleys, hips and multiple abutments carry more leadwork and take longer than a plain gable-to-gable roof of the same area, that is where quotes usually differ, and it is worth checking what a cheaper price has left out.

While the access is up it is usually the sensible moment to renew fascias, soffits and guttering, repoint or reflash a chimney, insulate the loft or attend to render at high level, because the access cost is already being met.

### Residential versus commercial
On houses we plan for the household: one clear route in and out, protected planting and driveway, agreed skip position, and daily clear-down so nails and debris are not left on paths.

On commercial buildings and blocks we plan around occupation instead: phased sections so the roof is watertight at the end of each stage, agreed access and delivery windows, segregation from staff and public, and coordination with managing agents or freeholders.

## New roofs: your questions answered
How much does a full re-roof cost? The main drivers are roof area, pitch, covering type, the amount of leadwork and detailing, timber condition and access. We survey, measure and give you a fixed written price covering everything including access, so there are no additions once the scaffold is up.

How long will a re-roof take?Typically one to two weeks for a house, including access, strip, timber repairs and the new covering. Complex roofs with several valleys, dormers or chimneys take longer, and we confirm the programme with the quote.

Do I need to move out?No. The work is external. It is noisy while the old covering is being stripped and the new battens are fixed, and we tell you which days those are so you can plan around them.

Can you match my existing tiles?Usually, and where a profile has been discontinued we will show you the closest available option and be honest about how it will look next to the original before you decide.

What happens if it rains mid-job?We strip in sections rather than opening the whole roof, and sheet up so the building stays protected overnight and through weather. The programme allows for it.

How long does a new roof last?A properly rebuilt tile or slate covering with new battens, breathable membrane and lead detailing is a multi-decade roof. What shortens that is almost always detailing and fixing choices rather than the covering itself.

What guarantee comes with a new roof?Guarantee terms for the works are confirmed in writing on your quotation, alongside the manufacturers' cover for the materials specified. Ask at survey and we will set out exactly what applies.

Should I insulate at the same time?It is the cheapest time to do it, because access and lifted coverings make the work far simpler than a separate visit later. We will price it as an option so you can see the difference.

Do you cover my area?Yes: Medway, Rochester, Chatham, Gillingham, Strood, Rainham, Maidstone, Sittingbourne, Sheerness and the surrounding Kent towns.
